Conrad Koneczny, CCIMKoneczny holds the prestigious Certified Commercial Investment Member (CCIM) designation. He is a Director of the Mid Atlantic Real Estate Marketing Association, serves as Vice Chair on the Commercial Council of the Virginia Association of Realtors, and co-chairs the Commercial Committee of Blue Ridge Association of Realtors. Koneczny is also a member of ICSC and, along with Betty Friant, is a vice chair of the annual localized meeting.

Active in his community, Koneczny serves as a Rotary club officer and past president, a Trustee of Randolf-Macon Academy and chairs the Long Range Strategic Planning committee, a member of the Winchester Board of Zoning Appeals. He has held directorship on the Board of Preservation of Historic Winchester, Healthy Families, Old Town Winchester Business Association among others, and is a former member of the Vestry of Christ Church of Winchester.

TJ (Thomas) MulreninThomas J. Mulrenin is known by his clients and colleagues as TJ.  He has more than 30 years experience in the field of real estate development.  Mr. Mulrenin began his legal career working for Safeway Stores, Incorporated, where he negotiated, documented and oversaw all real estate transactions and leases for Safeway in the eastern half of the United States.   From 1986 through 1992, Mr. Mulrenin served as General Counsel and Development Project Manager for Pence Friedel Developers, Inc., a national shopping center developer.  Since commencing private practice in 1992, Mr. Mulrenin’s practice has concentrated on real estate development, leasing and finance and general business counsel.

As the landscape of retail development evolved, Mr. Mulrenin’s experience grew to include highly sophisticated mixed use projects, including those in an urban vertical environment.  In this capacity, Mr. Mulrenin has taken the lead role in negotiating complex inter-party agreements such as reciprocal easement agreements, joint development agreements with partners and with governmental and quasi-governmental entities and operating agreements with joint venture developers and equity partners.

Mr. Mulrenin has represented large regional real estate developers who are industry leaders.  These developers have created innovative projects in both suburban and urban settings.  Mr. Mulrenin’s role in advising developers commences with the initial acquisition of land (or existing site for redevelopment).  In this acquisition phase, he advises clients on due diligence, entity formation, joint development agreements, and pre-development and acquisition financing.  During the construction phase of a project, Mr. Mulrenin negotiates the documentation required for construction and permanent loans and, if necessary, negotiates joint development agreements and issues involving equity partners.  He provides clients with the full spectrum of legal leasing expertise including preparation of form leases, work exhibits, tenant guarantees, tenant letters of credit and lease negotiations with tenants. He has found that clients are better served when counsel plays an integral role in all phases of development from acquisition and financing through development and leasing and concluding with disposition of projects.
